Roof vent repair can affect property use, safety or building operations and may require professional evaluation.

What to do

Catch the water

Put buckets and towels under the drip and move anything that can be damaged. A small, steady drip can soak insulation and drywall over days.

Check the attic, carefully

If it is safe to go up, step only on the framing and look with a flashlight for wet wood or insulation around pipes and vents. Do not step between the joists.

Photograph it

Take dated photos of the stain inside and, from the ground, of the vents on the roof. They help the roofer find the leak and support any insurance claim.

Stay off the roof

Do not climb onto a wet, steep or storm-damaged roof. Falls from roofs cause serious injuries. Stay clear of downed power lines and keep people out of rooms below sagging ceilings. Report downed power lines to your electric utility or 911, and stay well away from them.

Common vent problems

Cracked pipe boot

Plumbing vent pipes pass through a rubber collar called a boot. Sun and heat crack it over time, and rain runs down the pipe into the attic.

Damaged vent cap

Wind and hail can crack or blow off box vents, turbines and ridge vent sections, leaving an open hole in the roof.

Exposed or loose nails

Nails left exposed around a vent rust and work loose, opening a path for water.

Bathroom or kitchen exhaust problems

A fan duct that ends in the attic instead of outside, or a poorly sealed exhaust vent, can drip condensation that looks like a roof leak.

What to have ready when you call

How roof vent repair usually works

  1. Find the source. The roofer checks the vents above the leak and the attic below, because water can travel along rafters before it drips.
  2. Replace failed parts. Cracked boots, broken caps and damaged vent bodies are usually replaced rather than patched.
  3. Reseal and reflash. Surrounding shingles are lifted, the vent is set in place, fastened and sealed so water sheds over it.
  4. Check the inside. Wet insulation and stained drywall may need drying or replacement once the leak is fixed.

Vent repairs are usually small jobs, but repeated leaks around several vents can be a sign the roof is near the end of its life. Ask the roofer for an honest assessment.

What happens when you call RepairNowUSA

  1. Describe what is happening in plain words and give the property ZIP code. You do not need to know which trade to ask for.
  2. RepairNowUSA checks for a participating independent provider who handles roof vent and pipe boot repair in that area.
  3. If one is available, you are connected. The provider confirms timing, access, scope and price with you before any work.
  4. The provider, not RepairNowUSA, diagnoses and performs the repair.

RepairNowUSA is a referral and connection service. Provider availability and response times vary by location, time and demand, and are not guaranteed. Before you approve work, ask what was found, the price, the timing and what is not included.

Roof vent questions

How long do vent pipe boots last?

It varies with climate and material. Rubber boots often wear out before the shingles around them, especially in strong sun. Metal and silicone boots tend to last longer.

Can I just put caulk around the vent?

Caulk can slow a leak for a short time, but it cracks in sun and cold. A proper repair replaces the failed boot or vent and laps it under the shingles.

Why does the leak only show up in some storms?

Wind-driven rain can push water under a damaged vent at angles that normal rain does not reach.

Is a dripping bathroom fan a roof leak?

Not always. A fan duct that ends in the attic or has no insulation can drip condensation, especially in cold weather.

Can I call at night?

Yes. You can call 833-877-1717 at any time, including nights, weekends and holidays. Whether an independent provider can come out right away depends on your ZIP code, the time and provider capacity, so availability is not guaranteed.
